Many have been asking so we’re excited to show the transformation of our 2846 Federal project here in Central Denver. Some context behind the deal… Purchased in October ’21, “Elmira Apartments” was a prominently located but notoriously distressed asset in need of extensive investment from top to bottom. We spent over 9 years trying to negotiate a sale with its legacy sellers and in 2021, after many, many rejections, were finally awarded the opportunity. Originally built in 1924, the mission was to re-create an essentially brand-new building on the inside while honoring its past by respecting its exterior facade, and ultimately deliver desperately needed workforce housing units to the City of Denver. We think (and hope the Denver community agrees) the team did a damn good job on the execution and are excited to begin leasing these studio apartments for November move-in. Over the course of the last year, we’ve learned a ton on this project but most importantly, it solidified our passion in transforming urban-infill real estate. We thrive on taking on complex projects in need of complex solutions.
